Vista Mar…A Master Planned Community Half Way Between San Jose and the Pacific Coast.
Vista Mar is a beautiful community on the western edge of the Central Valley that is perched on a plateau overlooking Orotina, San Mateo and the Pacific ocean. The short and scenic 20 minute drive along Highway 3 from Atenas to the small “pueblito” of Desmonte takes you to one of the two entrances of Vista Mar.
Desmonte is small, quaint and if you blink, you will miss it. While the views on the drive are spectacular, they pale in comparison to some of the spectacular ocean views you find within the community of Vista Mar. Development of this master planned community started about 7 years ago and now phase one, that boasts 100 lots ranging in size from ¼ of an acre to 2.5 acres are 95% sold out.
The community is conveniently located in Hacienda Vieja, Orotina, less than 45 minutes from San Jose, the Juan Santamaria International Airport and only 20 minutes to the closest Pacific beaches. Orotina is a small, typical Costa Rican town with a population of just under 20,000 inhabitants. The town offers all you need in the way of shopping with three large grocery stores, three national banks, a large farmers market and numerous fruit stands, household shopping with furniture and electronic stores, many wonderful restaurants, the prestigious Santa Fe private school and an abundance of Costa Rican charm.
If you prefer to do your shopping in a larger town, Atenas is a short 15 to 20 minute drive from Vista Mar via Highways 3 or 27. Highways 27, also know as the San Jose/Caldera Highway is only 5 minutes from the entrances of Vista Mar making Santa Ana and Escazu, where you will find world class shopping and medical care at MulitPlaza and CIMA, an easy 30 minute drive away. If you are looking for golf or sports fishing, Los Suenos Resort is less than half an hour from your doorstep.
Vista Mar prides itself as being an “eco” residential project that “lives in harmony with nature”. The community is beautifully integrated into 224 acres of diverse terrain, set on a plateau that is 2200 feet above sea level not only overlooking the villages of Orotina and San Mateo but the Pacific ocean with the Nicoya Peninsula in the distance. In terms of climate, Vista Mar shares an altitude very similar to that of Atenas, a town that is known for having one of the best climates in the world.
Flora and fauna are abundant at Vista Mar. To the south of the development you find Chompipe Biological Reserve that is over 243 acres of protected primary forest that will never be developed. To the north you find Pital Creek where 97 acres have been set aside for recreation and nature trails with easy access from the community. These protected areas abound with fresh water streams, rivers and waterfalls. It is not uncommon to hear holler monkeys or to spot white faced monkeys, toucans and parrots in the area.
As a whole the community is nicely laid out with two entrances, one from Orotina and one from Desmonte (the Atenas side). There are wide internal roads, all of interlocking pavers and adequate drainage. Each lot has electric and water, ready for construction. The views from every property are spectacular, ranging from mountain vistas to the wide open Pacific below. A variety of quality constructed homes and estate style properties make Vista Mar a unique community in the area. The best part of all is the price. Quality homes in Vista Mar are priced 30% to 50% less than in communities such as Santa Ana, Escazu and Atenas.
