Over the past year the inventory of quality homes in Atenas has gone from plentiful to almost nonexistent. Local builders and developers have been scrambling to create inventory, but this takes time. There are many advantages to purchasing your new home while it is in the process of being built. In Atenas, as is the case with many large development projects world wide, when you purchase pre-construction the buyer has the option to customize and upgrade many details of their new home which is not an option with an existing home unless you undertake a major remodel. Once the buyer and seller enters into an official sales contract with a non-refundable escrow, most builders will allow the buyers to customize and upgrade the details and finishes of their new home. We have done this several times with buyers and sellers and it has been a very positive experience.
In the case of upgrades, the builder will typically give the buyer a credit for the material they had originally chosen. Buyers can often choose their paint colors, floor and bathroom tile, wood color for cabinetry and granite for countertops. Of course, having this flexibility depends greatly on the point in the construction process that you purchase. If the home is just a few weeks from completion and everything is ordered or installed, that is a completely different story.
Another advantage to purchasing pre-construction or before the construction has been completed is that builders are typically more negotiable on price. A quick sale means that the builder has minimized their holding costs and can continue on to a new project. This quickly becomes a win/win transaction because both parties are getting exactly what they want and the buyer can potentially save thousands of dollars.
